Strad I don't know what to tell you but rates are going to continue to climb until this house is finished. I would expect 10%+rate by the end of the year. This is going to mean some significant cost for you going forward. I would consider buying some points when you lock in or even perhaps doing a 20-year to get a lower rate. It might mean liquidating some cars, in fact with prices really high I would consider downsizing you fleet considerably. You can sell high right now and in 12 months you will be able to buy the same cars back at a discount. Car market is about to crash with the high interest rates that are coming and as everyone tries to free up capital. Also ditch the Veyron, it really brings nothing to the channel and you really can't afford to drive it because of the maintenance costs. You really need to move that car ASAP before prices drop.
@Hoss tL Assets minus liabilities. Cash + stocks, bonds, etc + home value + cars MINUS all loans and debt. This guy probably has a net worth of much less than $10mm based on all of the debt he is doubtlessly carrying. He does not seem like a saver so I am guessing the cash goes right to debt service and for the same reason the stocks, bonds etc are probably minimal. Going forward, with a looming recession the cars and house will drop in value while debt will increase as he alluded to with his yet to be locked in mortgage rate. Also AReye ad rates will drop in a recession which will hurt his income. Slow motion car crash.

yo James, as a realtor I really enjoyed this update video. Sad to hear you are being hit this hard with the loan rate change but excited to hear you are making plans for an early pay off. My first house I took a 30 year loan and paid off in 5 years by doing additional payments each month towards principal. Only downside to that is, your monthly doesn't change so if you don't follow through, you basically just tied up cash assets into a property without a change to the monthly. Our second house, we again paid off early, (from 30 year mortgage down to 2 years) but a big difference was we did something called a ReCast. It is no refinancing, it will not change the loan rate but what it does is if you make a significant sized payment towards principal, you can choose to recast (does not incur the cost that refinancing does) and it will recalculate your monthly payment based off the remaining balance over the remaining term of the loan. If you did a $500k chunk of a payment towards that mortgage with a recast, it would dramatically change your monthly thus helping to save towards more additional early payments. Anyway, just my 2 cents from someone in the business that also has paid off several homes early. Cheers brother!
Sometimes you gotta let some small dreams go to accomplish your bigger dreams, no big deal just gotta stay focused on the priority, which is the house, and if that means selling some cars then it’s worth it! You can always buy the cars back or get newer cooler additions to the garage!
Our bank locked in our rate pre-construction and will simply modify the existing loan to preserve the interest rate. No new closing, etc. Was the only reason we decided to build now.

Maybe the issue here is the extended time between the promissory note for the regular mortgage and the construction completing? I was also trying to figure out how he wasn't locked into the rate from the time he was approved for the mortgage. Also, your videos are great, Greg.

Hey James, just so you know most companies can lock in your interest rate for 90 days and if you are getting closer they can extend it for another 45 day period. If you think it is possible to get in the house in the next 135 days I would do this. Just talk to a good company and a good loan officer and they will be able to do this for you. ( I am a loan officer myself and did this for a customer 2 weeks ago. At this moment in time I have saved them $900 a month just by doing this)

@SmokyCopCar Hell no, and the Fed is to blame as well as Brandon's policies, But they have delayed and denied inflation for to long they have to raise the rates to combat it. Not saying either is good but for the sake of working class people they need to do it. All I was saying is if they don't raise rates we would be hit way harder by inflation so yes raising the rates is good but still sucks. I also see a recession in the future no matter what they do, but at least they are trying to combat it now even though we saw this coming since last year and they kept denying it. Not only that, but it's in interest payments. He's essentially giving the bank that money. Strad talked about how his money is tied up in his cars. So it makes sense he sells some to pay off the loan asap as the loan is bonkers. That way he's not burning the extra 3k a month
Yup, a friend starting building June 2021. House is still not done. Rates are going over 6% which has made their (potential) payment go from $3400/month to $6700/month. Absolutely insane.

Due to the fact you are talking about some real life issues and was honest with your fans i had to hit subscribe. The knowledge dropped in this video is important and i respect it also love the cars and trucks
The right lender can lock in your rate at any time, it sounds like you have a lender that does two separate closings. Depending on your estimated completion date an extended lock even if you have a single closing can get VERY expensive. HOWEVER either way the chances of you keeping that rate/mortgage for 30 years is 0. The average mortgage is kept for about 7 years, meaning you will end up refinancing later on. Either way congrats this is a beautiful build!
Securing the House is absolutely Essential. Selling a few Cars is definitely worth owing your House.

I just built a house in 2021. And I financed a 15-year loan and my bank had an option for a $300 payout to secure the interest rate during construction. Possibly it's too late for that now...
You can lock it in with some mortgage company for a year, you have to pay 1 point upfront. Kinda to late now.

As a soon to be first time home buyer. These interest rates are scary. To make a long story short, I wasted a lot of my life on drugs and alcohol. I've had my shit together for the past 5 years, and am finally getting all my debt paid off and ready to buy a house. 6-7% interest, with the stock market doing what its doing. Makes me real hesitant. I started my own business, so I've got a lot of responsibility with that, I have a wife and step kids. Any advice James? Do I pull the trigger and make the move on buying a house? Or do I keep grinding and stack more money and keep renting?
